This company has been good to work with but please read the fine print. They quote 8-20 days to complete the drawings and in our case this is now going to be more than 4 weeks due to 2 bank holidays in between and general easter delays. As a result our renovations and planning application are delayed. Would recommend using them only if not in a rush.

Edit: in the end it was 3 weeks so not terrible, but still longer than we'd expected since all other surveys turned around in 1 week

Castle Surveys were recommended by a former colleague and their work and professionalism were excellent. Their quote was competitive and their timescale for undertaking the work was compact. Most importantly however it was the fact that they arrived and undertook the work at the agreed time and produced the survey data within the required timeframe. Their customer communication and service were excellent. We will use them again.

I recently commissioned Castle Surveys on recommendation of my architect. Castle Surveys provided a great service at a very competitive price. As a client I was very happy with the quality of work and how detailed the plans were. We also asked for the 3D BIM model providing fantastic visual representation of our house.
Thank you Paul for an excellent service.

Why You Need a Professional Drain Survey in London

You can’t always guess your way out of a drainage problem. London’s old infrastructure hides a lot of problems, like unknowns, sections that have fallen apart, roots that have gotten in, connections that aren’t right, and pipe runs that were never properly capped. A London drain survey can often mean the difference between a project going smoothly and one that is stuck behind expensive delays.
Let’s look at the most common reasons why professionals commission CCTV drainage investigations here in the capital.

Thames Water Build-Over Agreements

If your development involves building within three metres of a public sewer, Thames Water requires both pre- and post-construction CCTV drain surveys. These reports prove that no damage occurred during works and that the existing system remains structurally sound. Without compliant footage and reporting, they simply won’t sign off the build-over approval.

Castle Surveys’ WRC-compliant CCTV Surveyors deliver precise, timestamped footage, condition coding, and CAD-mapped drainage runs all aligned with Thames Water criteria to keep your project on track.

Pre-Purchase Property Assessments

Property prices in London carry enough risk already; hidden drainage defects shouldn’t add to the uncertainty. Buyers commissioning pre-purchase CCTV drain surveys gain peace of mind, confirming that the underlying pipework functions safely before exchanging contracts.

Subsidence, cracks, or severe tree root ingress can cost thousands to repair. Identifying them early can prevent expensive surprises after completion. For landlords and facility managers managing older stock, regular CCTV investigations provide essential preventative maintenance.

Diagnostic Fault Finding

Recurring blockages, foul odours, or unexplained damp patches often trace back to unseen drainage defects. Our high-definition cameras locate the precise source without destructive excavation, giving maintenance teams the exact coordinates they need for efficient repair.

In built-up areas where space and access are limited, knowing exactly where the problem lies saves time, reduces disruption, and minimises post-remediation reinstatement costs.

Advanced Technology for Accurate Diagnostics

We go well beyond the capabilities of an average plumber’s inspection. Castle Surveys deploys specialist drainage surveying equipment capable of traversing everything from narrow domestic lines to extensive commercial sewers.

Our hardware includes:

  • Flexible push-rod cameras – Ideal for smaller diameter pipes typically found in residential drains, able to manoeuvre through bends and tight connections.
  • Motorised pan-and-tilt crawler units – Equipped with HD cameras, these self-propelled robots can travel long distances in large-bore drainage systems, capturing crystal-clear 360° imagery.
  • Sonar tracing technology – Used where flooded or partially blocked lines prevent normal video inspection, sonar gives shape and depth readings without visibility.
  • GNSS surface positioning – Every inspection run is accurately georeferenced. By synchronising underground footage with surface GPS data, we can plot exact drain line positions and depths relative to Ordnance Survey coordinates.

This combination of high-resolution imaging and precision mapping transforms CCTV drain surveys from simple recordings into engineering-grade datasets suitable for planning, design, and maintenance.

WRC‑Compliant Deliverables and Reporting

Clarity counts. Every London drain survey we carry out adheres to Water Research Centre (WRC) guidelines, meaning your reports meet recognised national standards for structure, condition, and defect coding.
Our deliverables include:

Condition Reports

Each survey concludes with a structured condition assessment using WRC codes to highlight fractures, displaced joints, intrusions, or deformation. These reports are invaluable for water authority submissions, insurance claims, and remedial planning.

High-Definition Footage

Customers can safely get to the raw video files, annotated images, and playback software. This lets engineers and maintenance teams know exactly where each issue is.

Detailed Mapping and CAD Integration

Not only do we send videos, we also send context. You can put all the drainage runs on site plans and add them to topographic or BIM datasets. This gives you a complete picture of how the drainage works with other utilities and buildings nearby.

This integration is particularly powerful for developers managing mixed-use or multi-level sites, where drainage often crosses project boundaries or interacts with foundations.

With this information, you move beyond inspection and into actionable design intelligence.

Supporting London Developers with S104 Adoption Surveys

For new build projects, especially those using private drainage networks that will later pass into public ownership, compliance is everything.
Our S104 CCTV drainage surveys verify that all newly laid pipes and manholes meet the stringent criteria required for adoption by Thames Water or other statutory water authorities. We record internal pipe condition, gradient compliance, and full connectivity across the network before handover.
By using Castle Surveys, developers can prove conformity with construction standards instantly, avoiding costly delays in obtaining adoption certification. Our surveyors are familiar with local authority expectations across Greater London, including specifications for London Boroughs, Network Rail property boundaries, and large infrastructure schemes.
So whether your project sits in Camden or Croydon, we ensure your drainage handover runs seamlessly.

Drainage Inspections vs Subsurface Utility Detection

It’s common for clients to confuse CCTV drainage surveys with utility mapping, but they serve different purposes. Recognising the distinction early ensures your project gets the correct data.

In London, where projects are routinely undertaken near critical national infrastructure, compliance protects both contractors and the public. It requires surveyors to:

  • A CCTV drain survey investigates inside the pipe system diagnosing structural issues, blockages, or flow restrictions.
  • Utility mapping locates external assets such as gas mains, electrical cables, and water pipes, typically using GPR or EML equipment.

If you’re planning major excavations or piling, you’ll likely need both. The camera confirms internal drainage integrity, while mapping identifies any buried hazards.
Castle Surveys offers both as integrated services, meaning a single mobilisation can capture comprehensive underground information for design and health‑and‑safety compliance. Learn more about the differences in our detailed guide to utility mapping.

A Local Team With London Expertise

To work in London, you need to be flexible, knowledgeable, and able to work with others. Every day, there are building access restrictions, traffic management, and program windows that are time-sensitive.
Our drainage survey teams work every day in all 33 London boroughs from our headquarters in Soho. We know how to get permits from local councils, follow Thames Water rules, and deal with the special problems that come up when surveying in cities. We plan and carry out surveys quickly and with as little disruption as possible, whether your site is in a busy regeneration zone or a residential terrace with a narrow garden path.
Our surveyors are fully trained, confined‑space certified, and supported by data processing specialists back at our Midlands office. That combination of local speed and national expertise delivers reliable results you can act on immediately.

Integrating Drainage Data Into Wider Survey Models

Large commercial developments increasingly require cross‑disciplinary coordination. Architects and civils teams want drainage data on the same plans as utilities, topography, and structure.
Castle Surveys can integrate drain survey results into broader digital models linking our CCTV footage, sonar depth measurements, and GNSS mapping directly into 2D CAD basemaps or 3D BIM environments.
For design teams working in Revit or Civil 3D, this unified dataset improves clash detection and makes future maintenance planning straightforward. If you’re already using our comprehensive surveying services in London, your drainage data fits seamlessly into that wider context.
The outcome? A single, verified dataset that supports everything from planning applications to facility management.
